The second quarter of the crowdfunding platform's operation brought several interesting investment opportunities and one big change - rebranding of the platform from Investícia Slovensko to Invest in Slovakia.

The influx of new investors, the possibilities of expansion into the EU and the support of Slovak projects by foreign investors have raised our ambitions to move forward again. So we switched to a new name.

Several new projects have been added to the portfolio and are slowly moving into the next stages. For the project "Sokolka, Zvolen" we have submitted a feasibility project for change and we are waiting for the city's opinion. The projects "Residence of J. Wolker, Poprad" and "Low-energy family houses Na Rúrkach, Prešov" will soon receive zoning permits.

We have hired a new employee - a social media specialist, who exclusively handles all projects. He's always on the ground where the action is to bring you, our investors, authentic footage of projects in progress. Thanks to him, we manage the Facebook and Instagram accounts for the projects "Sokolka, Zvolen", "J. Wolker Residence, Poprad", "Low-energy family houses Na Rúrkach, Prešov" a "ECO-HYDRO, Spišská Teplica". And there will be more to come.

Successfully funded projects

In the past four months, we have published 6 campaigns on new and ongoing investment opportunities. One campaign was unsuccessful due to not raising the minimum amount.

Due diligence of another investment opportunity in Veľká Lomnica and a binding opinion from the municipality allowed us to raise finance. We were looking forward to a new campaign, for which we had a maximum of 10 days to raise EUR 250,000, as we had a deadline for booking the land.

The main investor gave the investors the opportunity to participate in this project with an amount of EUR 250 000 with an annual yield of 12.57% p.a., quarterly payout and a term of 24 months.

Even during the Three Hills Home*** campaign, we were working on a new business model - "MONTHLY PAYOUT WITH CAPITAL GROWTH". We found a property in Bešeňová and prepared all the documents for investors.

The goal was to finance the purchase of bargain or undervalued properties with the vision of continuing to operate/lease the properties (particularly guesthouses, apartment buildings or office space), which would allow the Master Developer:

  • generate regular monthly income from the rental or operation of real estate and at the same time
  • to achieve a capital return on price growth, based on the evolution of property supply prices.

The plan was to raise a total of EUR 450 000. Unfortunately, this plan did not work out. 154 investors were involved, but we did not manage to meet even the minimum amount.

Even this setback didn't stop us. There are always ways to resolve a situation. And we are masters at finding positive solutions.

We have taken a responsible and transparent approach and we have returned all collected reserved funds back to our investors' accounts.

After financing the Sokolka project in Zvolen, we returned to this historic town in mid-July, because we had the opportunity to publish in INVEST CLUB building for reconstruction on Martina Kukučína Street.

At the same time, we gave all investors from "Bešeňová" the opportunity to participate in this new investment opportunity, which was "Viladomy Kukučka".

  • The campaign involved 217 investors.
  • The fixed return from the project was 12,07% p.a. (per year).

  • The investment period is 15 months.

The end of June brought the continuation of the "Green project, Prešov" project, when the second phase was financed for 75.000 EUR. The project was currently in a state where the documents for the building permit were submitted and the city of Prešov's statement was awaited. The campaign was fulfilled in 3 working days at 100%!

  • The fixed return from this project was 12,60 % p.a.

After the successful campaign in Zvolen, we prepared for the INVEST CLUB members the continuation of the second stage of the project "J. Wolker Residence" in Poprad. The aim was to raise EUR 82 000.

In Phase I, we used the amount collected for purchase of land with adjacent property. This time the campaign took place on works related to the start of construction, design works and engineering. Investors reacted promptly and in 3 days the campaign was filled.

Disbursement of proceeds

For months May - August developers paid out proceeds from seven ongoing projects to Invest in Slovakia investors (Park Lesná*** I. and II., Jiří Wolker Residence I., Green project in Prešov I., Residential house in Zvolen I., Eco-Hydro, Sp. Teplica, Small villas) amounting to a total of EUR 62 302,98.

There are 3 671 registered members in the non-public zone of INVEST CLUB as of 1 September, including 821 active accounts and 410 active investors (i.e. who have invested at least once). The numbers are growing every day.

Current status of projects

Park Lesná***, High Tatras - the project is in the planning procedure phase.

Jiří Wolker Residence, Poprad - we are waiting for the final building permit .

Green project Prešov, Na Rúrkach - 2.9. we obtained a final planning permission.

ECO-HYDRO, Spišská Teplica - pre-sale of family houses has started. More at ecohydrovilla.sk.

Sokolka, Zvolen - We are waiting for the construction change before completion.

Three Hills Home***, Veľká Lomnica - in the study and project design phase.

Small Villas Project - housing in smaller houses. At the stage of design and acquisition of suitable land.

From the nature of the Regulation in question, it is expected that the authority authorising and supervising the activities of crowdfunding service providers within the Slovak Republic will be the Ministry of Finance of the Slovak Republic or the National Bank of Slovakia.
